United Land SMS Privacy Policy

- Scope and Operator
United Land is a property acquisition and vacant land communications division operated by United Coachways LLC (“United Land,” “United Coachways,” “we,” “us,” or “our”). This Privacy Policy applies exclusively to the United Land SMS messaging program and the mobile information and messaging consent associated with that program.
- Information We Collect
For the United Land SMS program, we may collect a recipient’s name, mobile phone number, property address, parcel or property information, communication history, SMS consent record, consent date and time, consent method, representative notes, HELP requests, STOP requests, and opt-out status.
Property owners may initially be identified through public property records or commercially available property information. Those records are used only to identify or contact potential property owners through legally permitted channels. A phone number appearing in public records, commercially available data, or a purchased property-information source is never treated as SMS consent. We do not send United Land SMS marketing messages merely because a telephone number appears in one of those sources.
- How SMS Consent Is Obtained
Before United Land sends marketing SMS messages, the property owner is informed that United Land is operated by United Coachways LLC, how the mobile number will be used, and the types of messages the owner may receive. The owner is informed that message frequency varies, message and data rates may apply, HELP provides assistance, and STOP ends future SMS messages.
The property owner must then complete an affirmative written or electronic opt-in, such as sending the disclosed YES keyword to the United Land SMS number. Providing a telephone number, appearing in property records, speaking with a representative, or receiving a verbal explanation does not by itself complete SMS enrollment.
United Land may retain the mobile number, date and time, consent method, applicable property record, representative information, disclosure presented, and inbound opt-in message as evidence of consent. Consent is not a condition of any property purchase or sale.
- How We Use Information
United Land uses SMS program information to send marketing messages concerning United Land’s possible purchase of a recipient’s property, potential purchase offers, property-related questions, requested follow-up, appointment coordination, and related communications for which the recipient provided consent.
We may also use the information to respond to HELP requests, process STOP requests, maintain consent and suppression records, prevent messages to opted-out numbers, secure and administer the messaging program, and comply with applicable legal, carrier, and recordkeeping requirements.
- Mobile Information and Messaging Consent Are Not Shared for Marketing
We do not share, sell, rent, transfer, or otherwise provide your mobile phone number, SMS opt-in data, or messaging consent information to any third parties or affiliates for marketing or promotional purposes.
SMS consent is specific to the United Land messaging program. It is not transferred from transportation quote requests, United Coachways vendor programs, public property records, purchased lists, affiliates, or any unrelated program.
Service providers may process mobile information only as necessary to transmit, secure, document, or support the United Land SMS program. They are not permitted to use that information for their own marketing or promotional purposes.
- Message Frequency, Rates, HELP, and STOP
Message frequency varies. Message and data rates may apply. Reply HELP for help or contact booking@unitedcoachways.com. Reply STOP at any time to opt out.
STOP requests are honored promptly. After a recipient opts out, the mobile number is placed on a suppression list and no further United Land SMS marketing messages will be sent unless the recipient later completes a new valid opt-in. A final opt-out confirmation may be sent where permitted.
Carriers are not liable for delayed or undelivered messages.
- Retention and Security
We retain SMS consent records, messaging records, and opt-out records for as long as reasonably necessary to document consent, operate the program, honor suppression requests, resolve disputes, and comply with applicable requirements. We use reasonable administrative, technical, and organizational safeguards to protect this information.
- Changes and Contact Information
We may update this policy periodically. The updated version will be posted on this page with a revised “Last Updated” date.
