United Land One-Time SMS Verbal Consent Process

Program Overview

United Land is the property acquisition and vacant land division operated by United Coachways LLC. This page documents the only consent method used for the United Land one-time property follow-up SMS campaign.

United Land sends one individually addressed SMS to a property owner only after that person provides clear, affirmative verbal permission during a live, human-to-human telephone conversation with a United Land representative.

The message concerns United Land’s possible purchase of the owner’s specific property. Additional messages are sent only if the owner replies and voluntarily continues the conversation.

Only Opt-In Method

The only opt-in method used for this campaign is affirmative verbal consent during a live telephone call.

United Land does not use a website form, paper form, QR code, SMS keyword, or purchased-list opt-in for this campaign.

Public property records or commercially available property information may be used to identify a property owner or telephone number, but that information is never treated as SMS consent. Merely possessing a telephone number does not authorize United Land to send an SMS.

Verbal Consent Procedure

A United Land representative speaks directly with the property owner during a live telephone call.
The representative identifies United Land as the property acquisition and vacant land division operated by United Coachways LLC.
The representative confirms the property address and mobile telephone number.
Before sending any SMS, the representative presents the following disclosure:

“United Land is the property acquisition division operated by United Coachways LLC. With your permission, may I send one text message to this mobile number about a possible purchase of your property at [Property Address]? You will receive one initial message. Additional messages will be sent only if you reply and continue the conversation. Message frequency therefore varies based on your replies. Message and data rates may apply. Reply HELP for help or STOP to opt out. Consent is not a condition of any property purchase or sale. Our SMS Terms and Privacy Policy are available on UnitedCoachways.com. Do I have your permission to send that text?”

The owner must provide an unambiguous affirmative response, such as “yes.” Silence, an unclear response, or refusal does not constitute consent, and no SMS is sent.
After an affirmative response, the representative confirms:

“Thank you. I have recorded your permission, and United Land will send the one text message now.”

Consent Records

United Land documents the following information before sending the SMS:

Property owner’s mobile telephone number
Property address and/or APN
Date and time consent was obtained
Name of the United Land representative
Consent method
Exact disclosure or disclosure version presented
Owner’s affirmative response
Supporting call notes or call-recording reference, when available
Date, time, and content of the initial SMS

Initial Message

The initial message is similar to:

“United Land: Hi [First Name], this is [Representative Name]. Thanks for speaking with me about [Property Address]. Would you like us to review a possible purchase offer for your property? Reply HELP for help or STOP to opt out.”

Message Frequency and Continued Conversation

One initial SMS is sent after documented verbal consent. Additional messages are sent only if the property owner replies and voluntarily continues the property conversation. Message frequency varies based on recipient interaction.

Opt-Out and Help

Reply STOP at any time to opt out. A STOP request is honored and suppresses further SMS messages unless the recipient later provides new valid consent.
