United Land One-Time SMS Terms and Conditions

United Land is the property acquisition and vacant land division operated by United Coachways LLC (“United Land,” “United Coachways,” “we,” “us,” or “our”).
These Terms govern the United Land one-time property follow-up SMS campaign.
- Program Description
The campaign sends one individually addressed marketing SMS to a property owner after the owner provides clear verbal consent during a live, human-to-human telephone conversation.
The message concerns United Land’s possible purchase of the recipient’s specific property. Participation does not guarantee that United Land will make an offer, purchase the property, continue negotiations, or complete a transaction.
- Consent and Enrollment
Before any SMS is sent, a United Land representative identifies the company, describes the message, explains the applicable disclosures, and requests explicit permission to send one SMS.
The owner must clearly answer yes or otherwise provide an unambiguous affirmative response. Silence, an unclear response, or refusal does not constitute consent.
United Land documents the owner’s mobile number, property or APN, date and time, representative, disclosure presented, consent response, and supporting call notes or recording reference when available.
Public records, commercially available property information, and possession of a telephone number are not SMS consent. United Land does not rely on purchased-list opt-in.
Consent is not a condition of any property purchase or sale.

- Message Frequency
United Land sends one initial SMS following documented verbal consent.
Additional SMS messages are sent only if the property owner replies and voluntarily continues the conversation. Message frequency varies based on recipient interaction.
- Message and Data Rates
Message and data rates may apply according to the recipient’s mobile service plan. United Land and United Coachways LLC are not responsible for charges imposed by a wireless carrier.
- Opting Out
Reply STOP at any time to opt out.
After a STOP request, the recipient will receive no further United Land SMS messages unless the recipient later provides new valid consent. A final confirmation message may be sent to acknowledge the opt-out.

- Carrier Disclaimer
Wireless carriers are not liable for delayed or undelivered messages. Message delivery depends on the recipient’s wireless carrier and service availability and is not guaranteed.
- Privacy
United Coachways LLC and United Land do not sell, rent, share, or transfer mobile telephone numbers, SMS opt-in information, or SMS consent to third parties or affiliates for marketing or promotional purposes.
