United Land is the property acquisition and vacant land communications division of United Coachways LLC. This page publicly documents the complete United Land SMS enrollment process and the disclosures provided to property owners.
- Our Only SMS Opt-In Process
United Land uses one SMS enrollment process: a property owner receives the required disclosures during a live phone conversation and then affirmatively opts in by texting YES to (561) 461-0690.
The telephone conversation provides the program explanation and required disclosures. Verbal permission alone does not enroll the property owner. Enrollment is completed only when the property owner sends the inbound YES message.
Providing a telephone number, appearing in public property records, appearing in commercially available property information, speaking with a representative, or verbally agreeing to receive messages does not by itself complete SMS enrollment.
United Land does not rely on purchased-list opt-in.
- Representative Disclosure
During the live phone conversation, the United Land representative identifies the business and provides the following disclosure:
“United Land is the property acquisition and vacant land communications division of United Coachways LLC. If you would like to receive recurring marketing text messages concerning our possible purchase of your property, potential purchase offers, property-related questions, and related follow-up, text YES to (561) 461-0690.
By texting YES, you agree to receive recurring marketing SMS from United Coachways LLC’s United Land division about a possible purchase of your property and related follow-up. Message frequency varies. Message and data rates may apply. Reply HELP for help or STOP to opt out. Consent is not a condition of any property purchase or sale.”

- Action Required to Enroll
To affirmatively enroll, the property owner must send:
YES
to:

United Land does not send marketing SMS based solely on a verbal response. The inbound YES message is the affirmative written or electronic action that completes enrollment.
- Opt-In Confirmation Message
After the property owner texts YES, the following confirmation message is sent:
“United Coachways LLC / United Land: You are subscribed to recurring marketing SMS about our possible purchase of your property and related follow-up. Message frequency varies. Message and data rates may apply. Reply HELP for help or STOP to opt out.”
- Types of Messages
United Land SMS messages may concern:
United Land’s possible purchase of the recipient’s property;
potential property purchase offers;
questions about the property;
the owner’s interest in discussing a possible sale;
sale timing; and
related property acquisition follow-up.
Consent applies only to the United Land SMS program and these disclosed message subjects.
- Consent Records
United Land may log and retain:
the inbound YES message;
the mobile telephone number;
the date and time of consent;
the applicable property record;
the representative associated with the conversation;
the consent method; and
the disclosure presented to the property owner.
These records may be retained as evidence of consent and to operate the SMS program.

Message frequency varies based on the property conversation and recipient interaction.
Message and data rates may apply according to the recipient’s wireless plan.
Wireless carriers are not liable for delayed or undelivered messages.

- Opting Out
Reply STOP at any time to opt out.
The opt-out confirmation is:
“United Coachways LLC / United Land: You have opted out and will receive no further United Land SMS messages unless you opt in again.”
After a STOP request, the mobile number is suppressed from further United Land marketing SMS messages unless the recipient later completes a new valid opt-in. A final opt-out confirmation may be sent where permitted.
- Mobile Information and Messaging Consent
We do not share, sell, rent, transfer, or otherwise provide mobile phone numbers, SMS opt-in data, or messaging consent information to third parties or affiliates for marketing or promotional purposes.
SMS consent is not transferred from transportation quote requests, United Coachways vendor programs, public property records, commercially available property information, purchased lists, affiliates, or unrelated programs.
